Pavement fails from the top down and from the cracks outward. Water that gets through the surface reaches the base, and once the base goes, the only fix left is replacement. Maintenance is the cheapest work we do and the work that saves owners the most money.
We sealcoat to protect the surface against weather, traffic, and oxidation; fill cracks with hot pour rubberized sealant so water cannot reach the base; and cut, remove, and replace failed areas full depth where patching is the right answer. On a lot that is still structurally sound, this package routinely adds years of service life.

Failed areas cut out, base compacted, and new asphalt placed and compacted.
Cracks routed where needed and filled with hot pour rubberized sealant.
Surface sealed, then striping reapplied once the seal has cured.
